release vs. buyout

can someone explain the difference between a player being released and a player being buyout?

I may be wrong, but I think I'm right...

When a player's released, the team has to pay the remainder of their contract. When their contract is bought out, an agreement is reached and a lump sum is given or the remainder of the contract is paid to the player.

The only big diff is that teams usualy waive or relase players the are on minimus coz they cant buy it out any cheaper, but with a buy out u can get a lot of cap room coz its like the contract never existed.
