For cap room?

As TA3 said, sometimes it's to free up cap room. By agreeing to buyout a player's contract, a team can often free up cap room (or work towards freeing up cap room) much sooner than if they simply waited for the player's contract to expire.

It's also an easy way of allowing a player to move on if he doesn't fit into their plans. Mutombo would have been difficult to trade - not only would teams be wary of giving up a good player for a good but aging one, his large salary would have made it difficult to work out a fair deal.

Buyouts are also a way of giving veterans nearing the end of their careers a chance to sign with a contender, at the same time benefiting the team with cap relief.

To add to what Andrew said, a team could also buy out a contract to give younger guys on the rise some playing time, which instead would've gone to the veteran...hope that made sense. (Y)

It does. :) So basically, buying out a contract is an easier means of parting ways with a player, that can be beneficial to both the departing player and his former team. The team can get cap relief and move in another direction, and the player is compensated for agreeing to terminate his contract, and is free to sign elsewhere.
