Need help please!

Hope you guys can help me...
When playing association, My player even Quick game everything running smooth with high setting,
But when my team (example select Dallas Mavericks or any team) starts a quick game versus the LA lakers, Oklahoma thunder and Sixers thier home court
when the game starts at tip off the game was so laggy I mean not running normal its very slow even I set the game to 100 percent speed also even i set the video settings to low setting still the game so lag. Take note this is happen only when LA lakers court Thunder court and Sixers court.
Crrently using 2k12 roster and I haven't install anything.
