FPS Locked at 60FPS (Vsynch off) - Not running smooth

Hi all.

Please help.

MY FPS is staying at a constant 60FPS, never goes above or below.

Vsynch is off in both game and VGA driver settings.

Also, the game plays fine but just doesnt seem "smooth" if that makes any sense?

Rig is:

AMD AM3 Phenom II @ 2.8GHz
ATI Radeon 4850 512MB
2GB RAM

Is it still not smooth for you? that fps is already fine since the playable fps is 30-40

This was happening to me! So I overclocked my E8400 to 3,4 GHZ and the game is smooth now!!!

NBA 2k10 heavily depends on the cpu!!!

My game is smooth even though i did not overclocked my cpu ( a Q6600 intel Core 2 quad @2.4GHZ)

Surely a Tri core 2.8Ghz should be enough?

Does this even use multiple cores?

I will check.

EDIT:

It does support multiple cores, quiet evenly I must add and it is only using 60% of my CPU so I dont think it is CPU bound.
